Yield is one lens on an investment, not a verdict. A valuation weighs the evidence behind both the value and the rent.
Gross yield is annual rent over value. Net yield takes out the costs of owning the asset, and is the number that survives scrutiny. Valuers read yields against comparable rental evidence rather than in isolation, because an above-market rent flatters the yield and understates the risk.
