Transfer duty is usually the largest transaction cost in a Queensland purchase after the deposit. Rates current at August 2026. The estimator applies the general rates to the dutiable value, which is normally the higher of the price you pay and the market value of the property. In related-party and non-market transfers the Queensland Revenue Office expects evidence of market value, which is where a signed valuation comes in.
