The Gold Coast market

High-rise apartments shape the coastal strip from Main Beach through Surfers Paradise and Broadbeach to Burleigh Heads and Coolangatta. Behind the beach, canal and lakefront estates such as Sorrento, Isle of Capri, Broadbeach Waters and Mermaid Waters sell on their water frontage. Suburban growth runs north toward Coomera, Pimpama and Ormeau, and the hinterland valleys of Mudgeeraba, Tallebudgera and Currumbin carry acreage and lifestyle property.

What shapes a Gold Coast valuation

In a tower, two apartments with the same floor area can be worth very different amounts. Level, view corridor, aspect, car parking, the age and upkeep of the building, body corporate levies and any known defects all count. The strongest evidence is resales in the same building, then comparable buildings nearby, and the report shows which sales were used and why.

Off the plan purchases are a regular part of the market. A valuation near settlement compares the contract price with what completed stock in comparable buildings is selling for, which is the same gap a lender’s valuation will measure. The risks of buying off the plan are easier to manage with that figure in hand.

Residential towers need replacement cost assessments that reflect the scale of the building, high-rise construction and the cost of demolition and access. Body corporate insurance valuations set the sum insured on that basis.

Commercial work covers tourism and strip retail, suburban centres, offices in Southport and Robina, and industrial estates at Yatala, Molendinar and Arundel, each valued on lease income and checked against direct sales.
