Bayside, acreage and islands

Redland City is a bayside council south-east of Brisbane. The mainland coast from Wellington Point and Ormiston through Cleveland and Victoria Point to Redland Bay holds established housing, waterfront homes, the Raby Bay canal estate and a growing stock of townhouses and units. Inland, Sheldon, Mount Cotton and Thornlands hold acreage and larger lots. Offshore, North Stradbroke Island (Minjerribah) and the Southern Moreton Bay Islands of Russell, Macleay, Lamb and Karragarra each trade as their own market.

What shapes a Redlands valuation

Island property needs island evidence. Sales on the Southern Moreton Bay Islands are compared with other island sales, and access by passenger ferry and vehicle barge shapes both price and building cost. For an insurance valuation, the replacement cost on an island accounts for materials and trades arriving by barge.

On the mainland, koala habitat mapping, vegetation protection and waterway buffers apply across much of the city and limit what can be cleared and built. On larger lots that feeds directly into land value and development potential. Easements and covenants on older subdivisions are read from the title for the same reason.

Waterfront and canal homes sell on frontage, water depth at the wall, pontoon access and revetment condition. Low-lying bay frontage carries storm tide and coastal hazard mapping, which is recorded and read against sales of similarly placed property.
