Logan’s markets

Logan sits between Brisbane and the Gold Coast and contains several very different markets. Established suburbs such as Springwood, Daisy Hill, Shailer Park, Kingston and Woodridge range from 1970s and 1980s housing to larger family homes on the ridgelines. Rural residential land around Greenbank, Park Ridge, Logan Village and Jimboomba is a large acreage market within reach of Brisbane. Yarrabilba and Flagstone are master-planned growth areas still releasing land, and industrial estates sit at Crestmead, Berrinba and Loganholme.

What shapes a Logan valuation

Duplexes, dual occupancy and secondary dwellings appear across the older suburbs. Whether a duplex sits on one title or two changes how it sells and who will buy it, and the valuation states which applies and values the property on that basis.

On acreage the land carries most of the value. Water supply, dams and bores, wastewater, slope, cleared and usable area, sheds and access roads all count, and comparable sales are drawn from a wider catchment than a suburban block would need. The acreage method is the same one used across South East Queensland.

The Logan and Albert rivers flooded in 2017 and 2022, and flood mapping is checked for low-lying land around Beenleigh, Eagleby, Loganholme and Waterford.

Family transfers are common where homes pass between generations or into a trust. A related party transfer needs a market value the Queensland Revenue Office and the ATO can rely on, and the report provides it.
