A coast of separate markets
The Sunshine Coast spans two councils, Sunshine Coast Regional Council and Noosa Shire, and several markets that rarely trade against each other. Beachfront and near-beach units at Caloundra, Mooloolaba, Maroochydore, Coolum and Noosa sell on view, aspect and building quality. Canal and lakeside estates such as Pelican Waters, the Kawana Waters canals and Sunshine Cove at Maroochydore sell on their water frontage. The hinterland around Maleny, Montville, Eumundi and the Glass House Mountains is acreage and lifestyle country with its own buyers and its own evidence.
What shapes a Sunshine Coast valuation
Comparable sales have to come from the right market. A canal front house and a house two streets back are different products, and a hinterland block with views and a dam is not comparable to a cleared lot on the flats. On water, frontage width, pontoon or jetty, revetment wall condition and access to open water all carry weight. The valuation picks sales that share the features driving price and states the adjustment for each difference.
Holiday letting is common in coastal unit buildings. Short-term letting rules, management rights arrangements and body corporate by-laws all affect what a buyer will pay for a unit, and units are valued on resales in the same building first. For an investment property, rent and outgoings are read alongside the sales.
Low-lying land near the Mooloolah, Maroochy and Noosa rivers and around the canal estates carries flood and coastal hazard mapping, which is recorded and read against sales of similarly affected property. On acreage, water supply, wastewater, access and bushfire overlays can matter as much as the house.
